Providing Property Management services for award winning new construction multifamily properties developed by LeCesse Development Corp has been the core of business of Cambridge. In 2007 Mr. Piezon, expanded the business to include third party fee management. Today that segment of the business has grown to over 1500 units including significant clients such as The Winter Park Housing Authority and Regions Bank in Tampa Florida. Combined assets under management total 27 properties with over 5800 units valued at over $500,000.000. Mr. Piezon is a member of the Orlando Apartment Association, as well as a variety of charitable and community service organizations. | Rosalie E. McMasters, Vice President of Operations, has more than eighteen years of extensive real estate experience with a successful management, rehabilitation, and turnaround track record for private and non-profit owners, and institutional clients in affordable and conventional multifamily apartments. Prior to joining CMSI, she was the District Manager for a large U.S. based property management firm with overseas offices for ten years. Previously, as Vice President of Special Assets for a Virginia and New York City bank, her efforts centered on the major underwriting, valuation, management, loan work-out and asset disposition of a $200 million real estate portfolio secured by collateral distributed nationwide. Ms. McMasters has an A.S. from Chicago Loop College; post graduate studies in Paralegal-Litigation law from Rollins College, Winter Park, Florida; retains a Florida real estate associate and mortgage brokers license and is a CPM candidate. |

|  |  | Evelyn Holland has been involved with the Apartment Industry since 1988. She began with Southmark as a leasing consultant. She was promoted to Assistant Manager in 1989 and to Resident Manager in 1990. In 1993 she managed Cypress Ridge Apartments for Governor Realty and also acted as the Marketing Director, conducting Leasing Seminars for 7 Florida Properties. She joined Cambridge Management Services, Inc. in 1995 as the director of marketing. She has held the positions of Management Specialist and in 2001, she was promoted to Regional Manager. As Regional Manager, Ms. Holland’s duties include management training in the areas of company policy and procedures, company reporting, computer programs, and resident services. She also performs market analysis on existing CMSI properties and potential acquisition properties. In 2002, she received an NCP designation from the housing credit college of Elizabeth Mooreland Consulting, Inc. | Natalie Cavaliere, Senior Regional Manager, started her career in the apartment industry with Cambridge Management Services in 1989. She began her employment as a leasing consultant and has held positions as assistant manager, property manager, management specialist, and regional manager. She spent three years on a LIHTC property and has earned a NCP Designation. As Senior Regional Manager, Ms. Cavaliere’s duties encompass management training in the areas of company policy and procedures, company reporting, computer programs, resident services and tax credit compliance. She performs market analysis on existing Cambridge Management properties and potential acquisition properties. Responsibilities also include forecasting market trends to adjust leasing and marketing strategies. |

|  |  | Linda Parker began her career in the real estate development / construction industry in 1978 in Atlanta, Georgia. She has since been associated with several firms in both residential and commercial development / construction before joining Cambridge Management Services in 2003 as the Director of Accounting, in charge of all financial management and accounting responsibilities. Ms. Parker is a graduate of the University of Central Florida with both a Bachelor's and Master's Degree in Accounting. She also holds a Florida real estate salesperson's license. | Ms. Nichols has been in the multifamily profession since 1990 and started with Cambridge Management Services, Inc. in 1992, as a manager. Beginning in 1995 she started working with the Affordable Programs. She has earned her SCS and NCP designation from the Housing Credit College of Elizabeth Mooreland Consulting Group. She also facilitates an in-depth training program for all on-site employees. Ms. Nichols has maintained her CAM designation since 1998. |

| | | | Scott Piezon served in the United States Navy, Nuclear Submarine Service for ten years qualifying in all ships systems. He held the positions of damage control petty officer, ships maneuvering watch man, overboard diver, cook and weapons petty officer and he earned many medals including the prestigious Humanitarian Service Medal. Mr. Piezon joined Cambridge Management Services, Inc. in 1992 as a member of the maintenance staff. In 2001 he was promoted to Vice President of Maintenance Operations. As Vice President of Maintenance Operations, Mr. Piezon is responsible for directing all maintenance operations to include establishing, organizing and implementing policies and objectives. He must also define, structure and complete goals that meet or exceed the owner’s expectations for maintenance performance. | |

His ability to develop motivational marketing and incentive programs has resulted in outstanding revenue growth and the cultivation of strong leasing teams. While meeting a property's financial goal is his first priority, he also believes in providing "A Higher Level of Service" and believes this philosophy to be the most successful tool in today's business world and will yield long range benefits to the properties. | Monica Ramsey, Regional Manager, started her career in the apartment industry in 1990. She started her career as a leasing consultant and has held positions as assistant manager, property manager, Leasing Director, and regional manager. She has received her ARM and CAM and is involved with our local apartment associations. As Regional Manager, Ms. Ramsey’s duties encompass management training in the areas of company policy and procedures, company reporting, computer programs, resident services and tax credit compliance. She performs market analysis on existing Cambridge Management properties and potential acquisition properties. Responsibilities also include forecasting market trends to adjust leasing and marketing strategies. |

Prior to joining the Cambridge Management Compliance Team, Emily worked with Riverstone Residential Group, as a Compliance Specialist. Her energy and work ethics quickly gave rise to being promoted to Audit Manager for 104 affordable housing communities comprising a total of 10,000+ units distributed nationwide. Her primary responsibilities included, but were not limited to, 100% file audits; attending all State Agency audits; reviewing/approving affordable files for eligibility requirements; organizing/restructuring affordable files for new takeovers and/or troubled properties; training of on-site staff; liaison with Owner’s, Senior Management, and Monitoring Agents on all audits and responses thereof; ensuring all requirements of affordable housing compliance were being met on an on-going basis. | | | | |
