A one-week course is designed to instruct Manager’s and Assistant Manager’s who are involved with the operations of the computerized OneSite System. One of the relevant features of the Budget Control report on OneSite is designed to control the budget by revealing expended funds to date vs. the available Budget and process invoices for payment. |

All property level employees attend classes on Fair Housing Laws, Sales and Marketing, Business Operations, Financial Analysis (Developing, Implementing and Controlling the Property Budget), OneSite Systems, Mold Awareness, 13 SEER HVAC, or Maintenance; where applicable, within 90 days of employment. |

Throughout the year additional training sessions are held that involve policy and procedure updates, Fair Housing Laws, sales and marketing, maintenance and security/safety tips seminars, and sexual harassment and discrimination. Additional outside seminars provided by the local Apartment Association, SAHMA, and the NAA are also recommended to enhance knowledge and performance. |

Qualified, experienced property management and maintenance personnel staff each property and performance is measured on a weekly and monthly basis. A representative from the corporate office and the Regional Manager’ s visit the property regularly in order to review its performance and physical condition with the on-site manager. |

Also, Cambridge has in-house ITC specialists certified in thermography by FLIP Systems, Inc., Boston, MA. The infrared imaging technique is a powerful means of monitoring and diagnosing the conditions of the building envelope. It is an efficient, nondestructive method of locating building defects and moisture in both the interior and exteriors of structures. |
